This study explores regenerative architecture as a framework that surpasses simple functional refurbishment in light ofthe growing stock of aging buildings that demand both social engagement and practical intervention. Rather than limitingattention to newly created spaces, it examines regenerative architecture from a diachronic viewpoint that links past, present, andfuture conditions. In this context, the study aims to propose design directions for regenerative buildings by grounding them inthe essential concepts and characteristics of regenerative architecture together with an articulated notion of time. Building on thisaim, time is conceptualized—based on previous research—through the three dimensions of accumulation, continuity, and flow, and the relationship between regenerative architecture and temporality is organized using the key ideas of trace, overlap, andchange, which structure the analytical framework for case studies. Using domestic and international examples of regenerativebuildings, the study interprets design strategies through this temporal lens and derives the underlying concepts and attributes ofregenerative architecture. Furthermore, by integrating the concepts of time and space, it establishes a perspective and designorientation for perceiving, evaluating, and projecting regenerative architecture.-
