| dc.description.abstract | 본 연구는 최근에 발표된 Phillips, Shi and Yu (2015)의 방법론을 사용하여 서울, 경기, 인천의 아파트 임대수익률이 발산근(거품)을 가지고 있는지를 분석하였다. 분석결과를 토대로 서울과 인천에서 금융위기 직전에 거품이 발생하였고 이후 안정적인 조정과정을 거친 것을 확인하였다. 또한 서울, 경기, 인천, 세 지역의 급격한 임대수익률 상승은 거품의 대리변수(proxy)인 시장기본요소 괴리도와 상관관계를 보였다. | - |
